Renting a property - as a single mum with a 5 year old daughter, which of these would you go for...?

I like both and am having trouble deciding... House 1 £675pcm rent, total to move in = £1,887.50 Double glazed throughout. Gas central heating throughout. Front garden – grass well maintained, quite large. Good sized drive way, single garage. Front of house – Entrance porch (small). Door to living room. Living room – Good size, gas central heating. Freshly decorated with laminate flooring. Stairs to back of living room Kitchen – Brand new fitted kitchen including brand new white goods, large enough to accommodate a small dining table. Door to back garden. Back garden – well maintained, patio on first half leading to a step and a higher level grassed area about the same size as the patio. Large enough to accommodate 5 year old child and a couple of friends. Shed. Stairs – Large stairs, good sized landing. Master bedroom – Large, freshly decorated Single bedroom – larger than some I’ve seen, will accommodate single bed, wardrobe and desk. Bathroom – Brand new but small. Electric shower (brand new) over new bath. New pedestal sink, new toilet. Small window. No storage space. No dining room. Brand new Includes brand new white goods – I could sell my own and make some extra cash Drive and garage – lower car insurance House 2 £595pcm rent, total to move in = £1,637.50 Double glazed throughout Gas central heating plus working period fire place throughout. Front of house – front door opens into living room. Living room - Very large, gas central heating plus working period fire place. Stairs to the back left of the living room. Door to dining room. Dining room – same size as living room (very large) with radiators and working period fire place. Built in larder cupboard to the left. Door to kitchen at the back. Larder cupboard – plumbing for washing machine, shelving all the way around. Large storage area. Kitchen – Large kitchen with built in dishwasher. No other white goods. Back door to garden on right. Back garden – patio and grass on one level, same size as house 1. Shed. Stairs – Narrow. Master bedroom – large bedroom, definitely bigger than house 1. Radiators and working period fire place. Replaced floor with Oak floorboards, varnished and wood stain. Single bedroom – similar size to house 1, can accommodate single bed and wardrobe. Bathroom – Shower over bath, long bathroom, definitely bigger than house 1. Older style suite. Large sash window. Older house No entrance porch White goods not included – but I have my own On street parking Closer to work / childminder’s house Lots of storage space Dining room can accommodate sofa bed so people can stay over thank you for all the different viewpoints, seeing different points of view and hearing different positives / negatives to my own opinion is a great help. I have decided on house 2 i think - i have a second viewing booked for friday lunch time and im taking a friend with me this time!!

1. I would go with house 2, as its nearer, slightly cheaper and a bit bigger. Plus the period features in house 2 sound lovely. Good luck with your choice!
2. me id say house number 2 that would be my choice
3. which is the one closest to the best schools? Or which one is in a lower crime rate area? These are things I would consider.
4. 2nd house- its close to work and child miders house...makes sense, also house two sounds way bigger and it has firplaces in three rooms, you dont see that often these days!!
5. I'd choose house #2. I like roomy houses. Sounds as though it's bigger than house #1, and it's cheaper for rent. Definitely house #2.
6. I would opt for house 2, the rent is cheaper and although it doesn't have white goods included, you do have your own and this will save you having to sell yours which will always then be yours if you decide to move again. It is also closer to your work/childminder which must be a plus.
7. House No 1....you dont need storage get rid of the stuff... you prolly wont use it again anyways...and the kitchen in house no 1 would take a small dining table...you dont need a big dining room unless your going to entertain alot of people and you could afford to...as for people staying...that wont happen every week...I would be so much happer in No 1..everything nice and new and cheap to heat..
8. I think, with being a single mum and a little girl, you should go for the one who is in the best area Good luck x
9. to be honest i'd recommend house 2, as you have a child your gonna need lots of storage and house 1 wouldn't be able to help you with that. yes house 1 may have all new fitted kitchen and stuff but if you was to ever leave the house then you would have to buy all new as you would of already sold your own stuff. yes you may have lower car insurance in house 1 but you'd be saving money and time on the distance you have to travel on house 2. both properties have central heating and are double glazed so there is no difference there, yes house 1 has a small entrance porch but do you really need it?, as for the dinning room in house 2, if your like me that's great because i live on my own and i like inviting friends round for dinner and you would have room to put a sofa bed if they wanted to say over, being a single parent i bet its not the easiest thing to do to get a night out. well you know which one i would choose hun, hope this helps you decide..... ...oh and house 2 is cheaper which is always a plus point! good luck!
